Job Summary & Responsibilities
Corporate Services and Real Estate (CSRE) acquires, develops and manages the firm’s global real estate portfolio and delivers innovative and commercially managed market development, document management and hospitality related services. CSRE’s areas of responsibility are Real Estate, Business Services, Finance and Administration & Communications.Real Estate plans, develops, builds and operates Goldman Sachs’ facilities in over 60 cities in 23 countries around the world. Its two business units are: Strategy, comprising Planning and Transactions; and Operations, comprising Capital Projects and Building Operations.
Business Services delivers high-quality, commercially managed services to internal partners throughout the firm.
These businesses are supported by the CSRE Finance team, which includes the disciplines of financial accounting and reporting, operations finance, procurement and contracts management and business planning; and the CSRE Administration and Communications team, which is responsible for organizational development and internal and client communications.
Position Summary
Reporting to the Head of Real Estate Strategy for Asia Pacific, this position is to act as a Planning Lead responsible for managing client relationships between business divisions and the Real Estate Strategy team dealing with spatial requirements. The successful candidate will be one of a small number of Planning Leads responsible for maximizing the value of the firm’s Corporate Real Estate portfolio across Asia Pacific.
Real Estate Strategy comprises a Transactions and Planning team responsible for:
-Site planning, selection and transactions – new offices, Data Centre, Business Continuity Plan Facilities
-Long-term campus planning and scenario analysis
-Establishment of requirements and approvals for all new facility needs
-Establishment of requirements and approvals for major changes to existing facilities
-Program document formulation – project narrative, area of work, budget, timeframe
-Management of information and reporting related to real estate capacity, occupancy, and project status
Principal Responsibilities
Work with divisional clients to understand their business strategies, key drivers and business requirements. Provide tactical and strategic planning advice to ensure the Divisions maximise the value from their Real Estate occupancy.
Key tasks associated with this activity include:
•Interpreting business drivers & headcount forecasts
•Preparation and evaluation of Real Estate solutions.
•Site evaluation & selection (new properties)
•Ensuring the appropriate CSRE teams are engaged to deliver Real Estate Solutions (and support these groups if necessary)
•Act as a communication channel facilitating feedback relating to CSRE services
In addition:
•Manage the client relationship and interactions throughout the real estate lifecycle (project inception to occupation)
•Manage the annual Capital Planning process with key client groups. Establish client’s requirements leading to approvals for all near-term (0-2 years to execution) real estate projects and moves of significant magnitude. Ensure Quarterly updates are factored into the forecasting process.
•Provide real estate planning advice to clients that is in line with a long term strategic vision and direction and aligns in with other divisional occupants within the Campus.
•Facilitate the collation of ‘programme documentation’ (project scope, business requirements, facilitate estimates and timeframe with stakeholders)
•Work with Corporate Services Capital Projects Team and Transaction teams to coordinate the delivery of Real Estate assets and services for Divisional/Cross Divisional clients.
Basic Experience / Skills
•Strong relationship management and communication skills; ability to interact with senior divisional leadership across the firm
•Demonstrates teamwork and consensus building abilities and skills
•Strong project management skills; very detail-oriented
•Disciplined, self-motivated and a strategic thinker; able to implement and maintain standards and processes
• Minimum of 10 years relevant post graduate work experience
•Degree level education within property, surveying or construction/architecture
•Proficient with the suite of Microsoft Office software
Preferred Qualifications
•Familiar with financial services industry and space planning preferred•Asian language skills preferable
